Loft Apartments Mark Another Milestone In Development Of Cultural Hotspot

Canary Wharf Group (CWG) has completed 8 Harbord Square, a striking new residential building that marks a major milestone in the ongoing transformation of Canary Wharf into a bustling, mixed-use neighbourhood.

8 Harbord Square comprises of 82 loft-style apartments across 12 storeys and 6,000 square feet of retail and commercial space on the ground floor. Located in the heart of Wood Wharf, the 23-acre neighbourhood is within the Canary Wharf estate.

Designed by leading architecture practice Karakusevic Carson Architects, the open-concept apartments at 8 Harbord Square are available in two styles – the 809 square foot Prospect loft and 1,037 square foot Gramercy loft, all of which are completely open plan with exposed brick interiors and crittal windows, allowing owners to easily customise the space as needs evolve. The only fixed elements within the apartments are the kitchens and bathrooms.

The ground floor levels of 8 Harbord Square will provide commercial and retail spaces. Residents will enjoy direct access to Harbord Square Park, whilst the building is opposite The Lanes, a high street-style offering which will be home to a mix of shops, cafes and restaurants. Just around the corner, residents will also have access to a sunny boardwalk and Harbour Quay Gardens.

8 Harbord Square is the third residential-for-sale building completed at Canary Wharf, following One Park Drive and 10 Park Drive. Including residents living in the estate’s build-to-rent apartments, there are now over 3,500 residents living on Canary Wharf.

Melanie Conway, Director of Residential Sales, CWG said:

“Inspired by the industrial heritage of the docks, as well as the loft-style living of New York City, the completion of 8 Harbord Square brings a new style to the estate which encapsulates Canary Wharf’s current evolution into a vibrant, mixed-use community – surrounded by world class amenities, incredible green and blue spaces, vibrant restaurants and bars, and exceptional transport links.”

Homes at 8 Harbord Square start from £770,000.

Three Sky Loft apartments at the One Park Drive residential development sold out in record time at a combined gross development value (GDV) of £9.5m. Located on Level 32 of the 58-storey scheme, Sky Lofts comprises two three-bedroom apartments of circa 2,000 square feet and one two-bedroom apartment of circa 1,400 square feet.

Melanie Conway added:

“The record speed sales success of the Sky Lofts at One Park Drive further demonstrates the continued strength of the residential offering across the Canary Wharf Estate and is a testament to the extraordinary success and momentum behind One Park Drive – which is fast proving to be one of the most successful residential new build projects in London.”

Canary Wharf Group announced recently that it welcomed 67.2 million visitors to Canary Wharf in 2023, a 25% increase compared to 2022. This marks the second consecutive record-breaking year of visitors’ numbers to Canary Wharf, setting a new all-time high.

Canary Wharf is a vibrant mixed-use neighbourhood which has continued to evolve from its place as one of the world’s leading finance districts to a cultural hotspot with a thriving offering across office, residential, retail, leisure, hospitality and sport.

Today, Canary Wharf has over 310 retailers, including 74 cafes, bars, and restaurants, eight grocery stores and five health clubs including London favourites Barry’s, Third Space and Sweat by BXR. Canary Wharf is home to a growing roster of leisure and social venues catering for visitors, office workers and residents.

The sports offering has grown immensely over the last few years. From open water swimming in middle dock and the UK’s fastest indoor go karting track to free to play minigolf, the ability to explore the Wharf’s waters via GoBoat and more recently the addition of the world-class padel centre, Padium.

In addition, Canary Wharf hosts over 100 culturally inspired events and is home to the UK’s largest free-to-visit outdoor public art collection and 16.5 acres of parks and access to 5km of waterside boardwalks.

Stuart Fyfe, MD of Retail, Leisure and Hospitality at CWG, said:

“The record footfall at Canary Wharf is testament to the exceptional environment we have created. Canary Wharf is a cultural hotspot with something for everyone. We’re thrilled to see such strong and continued demand for the diverse array of shops, restaurants, leisure and amenities we have available. During 2023 we able to add to our roster of retail and leisure tenants including Blacklock, mallow, Aesop, Padium, FlipOut and Illusionaries. This foot traffic shows we are delivering what visitors, resident and office customers want.”

At 97% retail occupancy during 2023, strong momentum continues to carry over into 2024, upcoming openings will include Roe, Hovarda, Hobbs, Kricket, an expanded BrewDog locations, Mulberry Academy and a second Third Space fitness club.
